
THE PROPOSAL
Wain Estates is preparing an outline planning application for land off Bosty Lane, Aldridge, Walsall, which will include around 500 new homes and public spaces. Proposals also include a neighbourhood convenience store.
The development of the site would deliver new homes in an attractive and sustainable location, to the south of Aldridge and the services and facilities it has to offer.
The vision for the site is to deliver an attractive, high-quality residential development in an edge-of-settlement location to help meet the housing needs of Walsall and the town of Aldridge.

The delivery of around 500 dwellings with a mix of market and affordable homes contributing to local housing need. 40% of the dwellings will be affordable homes.

The site is well connected to Aldridge, with the town centre being located approximately 1km to the north of the site.
The local primary and secondary schools are readily accessible, along with a local convenience store, fish and chip shop, hair salon, sports clubs and a public house.
Local bus stops are located on Birmingham Road and Barr Common Road, providing regular services to Aldridge, Walsall and Birmingham, which provide a range of employment opportunities. Onward train journeys can be made from Walsall Station to Wolverhampton, Rugeley and Birmingham New Street.

MAINTAINING THE NATURAL CHARACTER
Sustainable drainage basins have been designed around the perimeter of the site to effectively manage surface water run-off with drainage features to support and enhance the ecological value of the site.
The design of the development has been led by maintaining field boundaries on the site and retaining existing trees and hedgerows around the edge and across the site, where possible. This also includes the protection of green infrastructure corridors.
The proposal includes pedestrian access to Bosty Lane, Cuckoos` Nook and The Dingle and Aldridge Airfield, providing connectivity to the local footpath network and connections to the surrounding countryside.
