
THE PROPOSAL
Wain Estates is preparing an outline planning application for land off Lytham Drive, Bramhall which will include around 200 new homes and public spaces.
The redevelopment of the site would deliver new homes in an attractive and sustainable location, close to the vibrant village of Bramhall and services and facilities it has to offer.
The vision for the site is to deliver an attractive, high-quality residential development in an edge of settlement location to meet the housing needs of the borough of Stockport.

A high-quality landscaping scheme sensitive to the existing landscape character which will enhance biodiversity and the environment for residents.

The site is sustainably located adjoining the development limits of Bramhall and is within walking distance of local services and facilities including primary and secondary schools, bus stops, a local convenience store, shops and sports clubs.

The plan includes the delivery of areas of public open space, including a children’s play area.

CREATE MUCH-NEEDED HOMES
The delivery of around 200 dwellings with a mix of market and affordable homes contributing to local housing need. 50% of the dwellings would be affordable homes. Stockport Council currently cannot demonstrate a 5-year housing land supply as required by national policy and therefore has a significant shortfall in housing provision.
A WELL-CONNECTED LOCATION
The site is well connected to Bramhall, being located circa 1.1km to the north-east of the primary shopping area. In addition, the site is located within easy walking distance of a nearby convenience store located off Dairyground Road to the west of the site.
Local primary and secondary schools are readily accessible, with Bramhall High School located within 500m of the site.
The site is easily accessible by sustainable transport modes, with Bramhall railway station located to the north of the primary shopping area. Local bus stops are located on Bramhall Lane South and Seal Road to the west of the site providing regular services to Stockport and Heald Green.
In addition, the local network of public rights of way provides connections to the surrounding countryside, with a public right of way running along the site’s southern boundary.

MAINTAINING THE NATURAL CHARACTER
The local network of public rights of way provide connections to the surrounding countryside and Happy Valley to the north of the site.
Sustainable drainage basins around the site would manage surface water run-off with features to support and enhance the ecological value of the Site.
There would be the retention of existing trees and hedgerows around the edge and across the site, where possible. This also includes the addition of green infrastructure corridors.
