
THE PROPOSAL
Wain Estates is preparing an outline planning application for land off New Road, Costessey, which will include up to 800 new homes, a local centre, a new primary school & 6th form centre and public open spaces.
The redevelopment of the site would deliver new homes in an attractive and sustainable location, adjacent to the vibrant town of Costessey and the wealth of services and facilities it has to offer.
The vision for the site is to deliver an attractive, high-quality residential development in an edge of settlement location to help meet the housing needs of the town.

Norwich railway station is located approximately 5 miles from the site and provides frequent direct services to a number of locations including Ipswich, Cambridge and London.

MAINTAINING THE NATURAL CHARACTER
Retention and improvement of existing informal walking routes across the site facilitating access to the wider settlement and areas surrounding Costessey.
Sustainable drainage basins to effectively manage surface water run-off with features to support and enhance the ecological value of the Site.
Retention of existing trees and hedgerows around the edge and across the site, where possible. This includes the protection of green infrastructure corridors.
