THE PROPOSAL

Wain Estates is preparing an outline planning application for land off Leyland Green Road, Garswood, for up to 320 new homes, together with public open space and green infrastructure.

 

The site is located on the edge of the village in a sustainable and well-connected location, with access to local services and facilities in Garswood.

 

The proposals would deliver new homes in a well-designed residential development that responds to its surroundings and helps meet local housing needs.

The delivery of areas of public open space, including a children’s play area. Retention and upgrade of existing public right of way from Billinge Road to Birch Grove.

CREATE MUCH-NEEDED HOMES

The delivery of around 320 dwellings with a mix of market and affordable homes contributing to local housing need. 5% of the dwellings will be built to the M4(3) (wheelchair user dwellings) standard.

A WELL-CONNECTED LOCATION

The site is in a sustainable and well-connected location on the edge of Garswood, with the village centre located approximately 400 metres to the south. A range of everyday services and community facilities are within easy reach, including primary and nursery schools, the medical centre, community hall, local shops, recreation ground and public houses.

The site also benefits from good public transport connections. Bus stops on Billinge Road provide regular services to St Helens, Lea Green and Rainford, supporting access to employment opportunities, education and leisure facilities. Garswood railway station provides rail connections to destinations including Preston, Liverpool and Blackpool.

MAINTAINING THE NATURAL CHARACTER

Sustainable drainage basins are proposed around the perimeter of the site to manage surface water run-off effectively, while also creating features that support and enhance the site’s ecological value.

The design approach has been informed by the site’s existing landscape character, including existing trees and hedgerows where possible. The proposals also seek to protect and strengthen green infrastructure corridors across the site.

Upgraded pedestrian connections to Billinge Road and Birch Grove would improve access to the local footpath network and provide links to the surrounding countryside.
