
THE PROPOSAL
Wain Estates is preparing an outline planning application for land off the A556, Hartford, Northwich, which will include around 315 new homes and public spaces.
The development of the site would deliver new homes in an attractive and sustainable location, to the south of Harford and the services and facilities it has to offer.
The vision for the site is to deliver an attractive, high-quality residential development in an edge of settlement location to help meet the housing needs of Northwich and the town of Hartford.

The delivery of around 315 dwellings with a mix of market and affordable homes contributing to local housing need - 30% of the dwellings will be affordable homes.
A WELL-CONNECTED LOCATION
The site is well connected to Hartford, with the town centre being located approximately 1km to the north of the site. The local primary schools are readily accessible, along with local convenience stores, a public house, restaurants and Hartford train station.
Local bus stops are located on Chester Road to the north of the site, providing regular services to Northwich and Chester, which provide a range of employment opportunities. Onward train journeys can be made from Hartford Train Station to Liverpool Lime Street and Birmingham New Street.

MAINTAINING THE NATURAL CHARACTER
Sustainable drainage basins have been designed to effectively manage surface water run-off with drainage features to support and enhance the ecological value of the site.
The design of the development has been led by maintaining field boundaries on the site and retaining existing woodlands and hedgerows around the edge and across the site, where possible. This also includes the protection of green infrastructure and ecological corridors.
The proposal includes pedestrian access to the A556, Vale Royal Woods, Hays Wood, and the River Weaver Valley.
