THE PROPOSAL
Wain Estates is bringing forward proposals for a new residential community of around 220 homes on land off Chorley Road, Parbold. The scheme would include homes set within generous green spaces, tree-lined streets, and circular paths, creating a welcoming, sustainable environment that complements the village and its surroundings.
This is a unique and exciting opportunity to deliver a development that responds to Parbold’s character, landscape, and heritage. Every element has been carefully considered to sit comfortably at the edge of the village, retaining views, supporting local wildlife, and providing pleasant spaces for residents.
The development is well connected to schools, shops, community facilities, and transport links, allowing residents to enjoy the best of village life while enhancing the local area.
FIVE REASONS WHY...

A NEW NEIGHBOURHOOD
The proposals will deliver around 220 homes, from starter houses to larger family homes, set within generous green spaces and tree-lined streets.
Each home is designed to sit naturally in the village, with high-quality layouts and details that reflect the charm and character of Parbold, creating a welcoming and distinctive place to live.

ENHANCE THE LOCAL AREA
Public open spaces will be carefully integrated throughout the development, providing attractive areas for recreation and relaxation. A new children’s play area will give younger residents a safe and welcoming space to play, while a potential pedestrian and cycle link through to Lathom Avenue will improve connections within the village and encourage walking and cycling for everyday journeys.
LANDSCAPE AND BIODIVERSITY
The development will be set within a high-quality landscaping scheme that respects the existing countryside. Existing hedgerows and trees will be retained wherever possible, and new planting will create green corridors and natural habitats for wildlife. Green corridors, wildflower meadows and new tree planting will enhance biodiversity while providing visually attractive, accessible green spaces for residents.

SUSTAINABLE LOCATION
The site sits adjacent to the built-up area of Parbold, within walking distance of local services including the village hall, library, shops, pharmacy, and GP surgery. Parbold railway station is nearby, offering regular services to Manchester, Wigan, and Southport. Bus stops on The Common provide further links to surrounding towns, including Chorley and Ormskirk.
For travel by car, the M6 motorway lies approximately 5km to the west, with the A59 around 5.5km to the east. This combination of walking, cycling, rail, bus, and road links makes the site a sustainable and highly accessible location.

CREATE MUCH-NEEDED HOMES
The proposals include around 220 new homes, offering a mix of market and affordable housing to help meet local needs. Approximately 50% of the new homes are proposed as affordable housing, ensuring the development contributes to a balanced and inclusive community in line with local priorities.
A WELL-CONNECTED LOCATION
The site is within easy walking distance of Parbold village centre, approximately 500 metres to the south, putting schools, shops, the library, GP surgery, village hall, and public houses close at hand.

MAINTAINING THE NATURAL CHARACTER
The development will retain and enhance the site’s existing natural features, helping it feel like a seamless extension of the surrounding countryside. Existing trees and hedgerows will be preserved wherever possible, forming green corridors that support wildlife and maintain the rural character of the area.
The existing public footpath crossing the site will be retained and enhanced, providing safe, attractive walking routes through the neighbourhood and connections to the wider countryside.
New landscaping and planting will create additional habitats for birds, bats, and other wildlife, while open spaces and green areas will offer residents opportunities to enjoy nature close to home. Features such as gentle water management areas will also be designed to blend naturally into the landscape, creating attractive and sustainable spaces for people and wildlife alike.
