THE PROPOSAL

Wain Estates is preparing an outline planning application for land off Wychford Drive, Sawbridgeworth, which will include around 200 new homes and public spaces.

​The redevelopment of the site would deliver new homes in an attractive and sustainable location, adjacent to the vibrant town of Sawbridgeworth and the services and facilities it has to offer.

​The vision for the site is to deliver an attractive, high-quality residential development in an edge of settlement location to help meet the housing needs of the town.

ENHANCE THE LOCAL AREA

The delivery of areas of public open space, including a children’s play area. Provision within the site of potential pedestrian and cycle routes through to the existing Public Right Of Way (Chaseways – Bridleway Sawbridgeworth 018) and pedestrian links to Wheatley Close and the existing Public Right Of Way to the west (Footpath Sawbridgeworth 017).

CREATE MUCH-NEEDED HOMES

The delivery of around 200 dwellings with a mix of market and affordable homes contributing to local housing need. A percentage of the dwellings will be built to the M4(3) (wheelchair user dwellings) standard, in accordance with East Hertfordshire District Councils Policy requirements.

A WELL-CONNECTED LOCATION

The site is well connected to Sawbridgeworth, with the town centre being located approximately 1000m to the northeast of the site. The local infant, primary and secondary schools are readily accessible, along with the village hall, Rivers Hospital, doctors, sports clubs, local convenience store, public house and Pishiobury Park.

Local bus stops are located on Pishiobury Drive and High Wych Road providing regular services to Sawbridgeworth, Bishop's Stortford and Harlow, which provide a range of employment opportunities. Onward train journeys can be made from Sawbridgeworth Rail Station to Bishop's Stortford, Cambridge, Harlow and London.

MAINTAINING THE NATURAL CHARACTER

A sustainable drainage basin has been designed to the south of the site to effectively manage surface water run-off with drainage features to support and enhance the ecological value of the site.

The design of the development has been led by retaining existing trees and hedgerows to the perimeter and across the site, where possible.
 

The proposal includes potential pedestrian and cycle routes through to the existing Public Right Of Way (Chaseways – Bridleway Sawbridgeworth 018) and pedestrian links to Wheatley Close and the existing Public Right Of Way to the west (Footpath Sawbridgeworth 017) and connections to the surrounding countryside.
