THE PROPOSAL

Wain Estates is preparing an outline planning application for land off Naas Lane, Whaddon. The proposal includes around 170 new homes, with up to 51 being affordable, along with public open space.

The development aims to provide new homes in a desirable and sustainable location, close to existing shops, services, employment opportunities, and public transport facilities in the area.

The site also lies directly to the south of land which is identified for residential development in the emerging Stroud Local Plan as ‘Land at Whaddon’ and which is subject to a current planning application by another developer That application proposes, shops, public transport facilities, and community facilities, including new primary and secondary schools.

The vision is to create a high-quality, attractive residential development that meets the housing needs of the local community

The delivery of areas of public open space, including a children’s play area, retention and upgrade of existing public rights of way and significant road improvement works along Naas Lane to enable active travel links to facilities in Quedgeley and the wider area of Gloucester, encouraging walking and cycling to these areas.

The delivery of around 170 dwellings with a mix of market and affordable homes contributing to local housing need. 

A WELL-CONNECTED LOCATION

The site is in a sustainable and well-connected location on the edge of Quedgeley where a range of everyday services and community facilities are within easy reach, including primary schools, a medical centre, local shops, recreation facilities and public houses.

 

The site also benefits from good public transport connections. Bus stops on Marconi Drive and Waterwells Drive provide regular services to Gloucester, supporting access to employment opportunities, education and leisure facilities, Gloucester railway station and other services. Gloucester railway station provides rail connections to destinations including Bristol, Cheltenham, Cardiff and London.

Nearby Gloucester is easy to get to by bus. 

MAINTAINING THE NATURAL CHARACTER

Pedestrian connections to existing Public Rights of Way will be provided, ensuring access to surrounding areas and Whaddon.

Sustainable drainage systems will be used to manage surface water runoff, helping to enhance the site’s ecological value.

Where possible, existing trees and hedgerows will be retained, particularly around the edges and throughout the site, along with the protection of green infrastructure corridors.
