HOW MANY HOMES WILL BE INCLUDED?
As part of the outline planning application, we are currently proposing approximately 170 new homes, offering a mix of housing types, including family and affordable homes.
WHY ARE NEW HOMES NEEDED IN WHADDON?
The national housing shortage extends to the Whaddon/Quedgeley area, where the demand for homes continues to outpace supply. In Stroud, the average house price is now around 9 times the average earnings, making housing here less affordable than in England as a whole.
There is a pressing need for affordable housing across Stroud, as evidenced by over 3,000 households on the Council’s housing register.
HOW MANY AFFORDABLE HOMES WILL BE INCLUDED?
Our plans aim to ease the local housing shortage by providing up to 170 homes of different sizes and types. At least 30% of these, or up to 51 homes, will be affordable, helping local families buy their first home.
ARE THE PROPOSALS WITHIN GREEN BELT?
No, the site is located outside the Green Belt.
HOW WILL THE PROPOSALS AFFECT LOCAL SERVICES?
As part of any planning approval, the applicant will be required to contribute to the Community Infrastructure Levy (CIL), currently set at £80 per square metre. Based on an average unit size of 85sqm per home, this would generate around £800k in contributions.
These funds are used by Stroud District Council for infrastructure projects such as roads, schools, medical facilities, libraries, recycling centres, and parks.
The applicant may also enter into a Legal Agreement with the Council to provide further funding for local services, which will be negotiated during the planning process if required.
The development will also support local services, businesses, and facilities by providing additional customers during both construction and occupancy.
HOW WILL THE CONSTRUCTION PROCESS BE OVERSEEN?
A Construction Management Plan will be implemented to address aspects such as dust, noise, and construction traffic. This plan would be secured as a condition of the application during negotiations with planning officers at Stroud District Council.
WHAT ASSESSMENT WORK HAS BEEN UNDERTAKEN OF TRAFFIC ON THE SURROUNDING ROAD NETWORK?
As part of our evaluation, capacity assessments of key junctions on the local highway network will be undertaken, based on traffic surveys carried out during school term time.
