
THE PROPOSAL
Wain Estates is preparing an outline planning application for land off Shermanbury Road, Partridge Green, which will include around 70 new homes and public spaces.
The redevelopment of the site would deliver new homes in an attractive and sustainable location, adjacent to the village of Partridge Green and the services and facilities it has to offer.
The vision for the site is to deliver an attractive, high-quality residential development in an edge of settlement location to help meet the housing needs of the village and Horsham District Council.

The plan includes the delivery of areas of public open space, including a new children’s play area and improvements to the Public Right of Way network.

CREATE MUCH-NEEDED HOMES
The delivery of around 70 new dwellings with a mix of market and affordable homes contributing to local housing need. 35% of the dwellings will be affordable homes.
A WELL-CONNECTED LOCATION
The site is well connected to Partridge Green, with the village centre being located 750m to the west of the site.
A local primary and preschool are readily accessible, along with several shops, village hall, public house and vets. A greater range of services can be found in Henfield such as doctors and dentists, a short bus ride away.
Local bus stops are located on Shermanbury Road providing regular services to Horsham and Brighton which provide a range of additional employment opportunities and where onward connections can be made to Portsmouth, Eastbourne and London.
In addition, the local network of public rights of way provides connections to the surrounding countryside, with a Public Right of Way running to the east and west of the site boundary.

MAINTAINING THE NATURAL CHARACTER
Pedestrian connections to the existing Public Rights of Way network, facilitating access to the wider settlement and areas surrounding Partridge Green.
Sustainable drainage basins to effectively manage surface water run-off with features to support and enhance the ecological value of the site.
Retention of existing trees and hedgerows around the edge and across the site, where possible. This includes enhancing biodiversity and the protection of green infrastructure corridors.
