FAQs

HOW MANY HOMES WILL BE INCLUDED?

Currently, as part of the outline planning application, we are proposing around 140 new homes. This will include a mix of housing types including market and affordable family homes.

WHY ARE NEW HOMES NEEDED IN FARNSFIELD AND NEWARK & SHERWOOD?

There is a national housing shortage and Newark & Sherwood is no exception. More homes are needed to meet housing targets for the district. This has been acknowledged by the Council who has now commenced with the preparation of a new Local Plan.

Farnsfield is a sustainable settlement that benefits from a range of services and good connectivity with the wider area. It is a desirable place to live and there is a demand for new homes, including from first time buyers who are keen to get on the housing ladder. This development would provide a range of market and affordable housing to help meet this demand at the same time as helping the borough meet its wider housing targets.

HOW MANY AFFORDABLE HOMES WILL BE INCLUDED?

The proposals include affordable housing provision at 30%. This would equate to around 42 dwellings. The affordable housing will provide a mix of tenures in accordance with the Council’s policies and evidence for the local area. It is envisaged that there will be a mix of affordable properties for both sale and rent.

ARE THE PROPOSALS WITHIN GREEN BELT?

No, the site is located outside of the Green Belt.

HOW WILL THE PROPOSALS AFFECT LOCAL SERVICES?

As part of a planning approval, the applicant will be required to contribute to the Community Infrastructure Levy (CIL), currently set at £70 per square metre + indexation. Based on an average unit size of 85sqm per home, this would generate around £833,000 in financial contributions.

These funds are used by Newark & Sherwood District Council towards the delivery of infrastructure projects covering education, health, highways, transport & travel, community facilities, and open space & leisure.

The applicant will also enter into a Legal Agreement with Newark & Sherwood District Council to provide any necessary additional funding to matters not covered by CIL. Any such contributions will be identified and negotiated as part of the planning process.

The scheme will also benefit the local economy by providing addition customers for local businesses and increased tax revenues for Newark & Sherwood District Council.

HOW WILL THE CONSTRUCTION PROCESS BE OVERSEEN?

A Construction & Environmental Management Plan will be put in place to manage the construction process, covering matters such as dirt, noise and construction traffic. The provision of this would be secured by a condition attached to the outline planning permission and compliance would be monitored throughout the construction process.

WHAT ASSESSMENT WORK HAS BEEN UNDERTAKEN OF TRAFFIC ON THE SURROUNDING ROAD NETWORK?

As part of our assessment, capacity assessments of key junctions on the local highway network will be undertaken, informed by traffic surveys on the local highway network during school term time.
