THE PROPOSAL

Wain Estates is preparing an outline planning application for the construction of around 140 dwellings at land off Southwell Road, Farnsfield. The development includes 30% affordable housing and on-site open spaces.

The development of the site would deliver new homes in an attractive and sustainable location, adjacent to the vibrant village of Farnsfield, which benefits from a range of services and facilities.

The vision for the site is to deliver an attractive, high-quality residential development in an edge of settlement location to help meet the housing needs of the village.

FIVE REASONS WHY...

LANDSCAPE AND BIODIVERSITY

A high-quality landscaping scheme, sensitive to the existing landscape character which will enhance biodiversity and the environment for residents.

A NEW NEIGHBOURHOOD

A variety of new homes, ranging from starter homes to family homes, are being created and adding to a diverse and balanced community.

SUSTAINABLE LOCATION

The site is sustainably located adjacent the development limits of Farnsfield and is within walking distance of local services and facilities. This includes a medical centre, pharmacy, primary school, pre-school, village centre/hall, local convenience stores & shops, allotments, recreational grounds and public houses.

ENHANCE THE LOCAL AREA

The delivery of areas of public open space, including a new children’s play area or enhancements to existing facilities in the area. Connectivity to the existing public right of way directly to the south of the site.

CREATE MUCH-NEEDED HOMES

The Council cannot demonstrate a sufficient portfolio of deliverable housing sites (a five year housing land supply) and new sites need to be identified.

The delivery of around 140 dwellings with a mix of market and affordable homes contributing to local housing needs.

A WELL-CONNECTED LOCATION

The site is well connected, with the centre of Farnsfield which is located approximately 250m to the west. A primary school and pre-school are readily accessible, along with the medical centre, village centre/ hall, local convenience stores & shops, allotments, recreational grounds and public houses.

Existing local bus stops are situated directly to the north-east of the site, located on Southwell Road. They sit on a route that provides regular services to Newark, Mansfield and beyond, enhancing connectivity with a range of employment opportunities. Train journeys can be made from Mansfield Train Station to Worksop, Nottingham, and beyond or from Newark Northgate to Edinburgh, Lincoln and London Kings Cross.

MAINTAINING THE NATURAL CHARACTER

A sustainable drainage basin has been designed to the southeast of the site to effectively manage surface water run-off with suds features to support and enhance the ecological value of the site.

The design of the development has been led by maintaining the historic field boundaries on the site and retaining existing trees and hedgerows around the edge and across the site, where possible. This will allow green infrastructure corridors to be established within the site.

The proposal includes pedestrian access to Southwell Road and to the existing Public Right of Way directly to the south, providing connectivity to the local footpath network and connections to the surrounding countryside and local amenities.
